The Deadline, and Who It Actually Applies To

New Jersey’s property tax relief filing deadline is 2 November 2026, and most coverage stops there. The part that matters is who has to act and who does not.

If you are under 65 and not on disability: you are mostly enrolled automatically. The Division of Taxation mailed ANCHOR confirmation letters from August 2026 based on prior filings. If your details have not changed, you usually do nothing and the payment comes.

If you are 65 or older, or received Social Security or Railroad Retirement disability payments during 2025: nothing is automatic. You must file the combined PAS-1 form yourself by 2 November. Miss it and you miss the year.

That is the whole urgency of this page in two sentences: the deadline is real, and it falls almost entirely on seniors, the group least likely to see it coming.

New Jersey bundled its three big property tax relief programmes into a single application, Form PAS-1, issued in February 2026. Filing it once assesses you for all three:

A senior homeowner with moderate income can genuinely stack all three. For that person, the PAS-1 is the highest-return piece of paperwork in the state.

ANCHOR: What It Pays

ANCHOR is the broad one, covering homeowners and renters at all ages. The amounts for this benefit year:

So the maximum is $1,750 for a senior homeowner and $700 for a senior renter. The senior boost applies automatically if you turned 65 by 31 December 2025.

Eligibility is based on your principal residence on 1 October 2025. It is a flat amount by income bracket, not a percentage of your actual tax bill.

Payments began 15 September 2026, arriving as a check or direct deposit. It is money sent to you, not a credit on your property tax bill, and receiving it changes nothing about what your town collects.

Renters qualify, and every year people miss this

ANCHOR is one of the few property tax programmes in the country that pays tenants, on the reasoning that rent carries the landlord’s property tax inside it. If you rented your main home in New Jersey on 1 October 2025 with income under $150,000 and you are on the lease, you qualify for $450, or $700 if you are 65 or older.

Renters filing manually need the landlord’s name and address on the application.

Senior Freeze locks your property tax at a base year and reimburses you for every increase above it, permanently. The earlier you enrol, the lower your base year, and the more valuable it becomes each year taxes rise.

For this filing cycle you generally qualify if you were born in 1960 or earlier, or received Social Security or Railroad Retirement disability payments during 2025, and you owned and lived in the same home from 31 December 2022 through 31 December 2025.

Income limits are specific: $168,268 or less for 2024, and $172,475 or less for 2025. Both years must qualify.

Payments for this cycle began 15 July 2026.

Stay NJ gives homeowners 65 and over a credit worth 50% of their property tax bill, capped at $6,500, with an income limit of $500,000. It is paid in quarterly instalments, and it works alongside the other two programmes rather than instead of them, with combined relief capped.

Two payment cycles are running at once: the remaining 2024-year instalments in August and November 2026, and the 2025-year instalments in February and May 2027.

One thing to know about the future: the March 2026 state budget proposal included cutting Stay NJ’s cap from $6,500 to $4,000 and its income limit from $500,000 to $250,000. Those are proposals, not law, and they do not affect the current cycle. But if you are budgeting on this programme for future years, the amounts may shrink. Details That Decide Real Cases

Married couples get one benefit per home, not one per spouse.

Shared ownership splits the benefit proportionally. Two unmarried co-owners on a 50/50 deed who both live there each receive half.

The state can offset your payment against unpaid New Jersey taxes, child support arrears and similar debts. If your benefit arrives smaller than expected, a notice explaining the offset follows.

Processing takes about 90 days from filing, so a PAS-1 filed near the November deadline pays out early in the new year.

Have ready when filing: your Social Security number, your property block and lot number from the tax bill if you own, your landlord’s details if you rent, and your gross income for the benefit year.

Is Stay NJ being cut?

Proposals in the March 2026 budget would lower the cap to $4,000 and the income limit to $250,000. Nothing has passed, and the current cycle is unaffected. Worth watching if you rely on it for future years.

What to Do Before 2 November

If you are 65 or older, or on Social Security or Railroad disability, and you own or rent your home in New Jersey: file the PAS-1. One form, three programmes, and for a senior homeowner it is plausibly worth several thousand dollars a year.

If you are under 65 and received a confirmation letter over the summer, check it was accurate and then leave it alone. Your payment is already in the pipeline.
